Follow my adventure to explore and visit 30 Kauai Beaches in 30 Days! I have lived on Kauai for years and yet I visit fewer beaches per year now than I used to in a week's vacation... okay, that's an exaggeration, but you get the point. The goal (challenge to me) is to visit 30 Kauai beaches in 30 days! Life is short, so I want to see and enjoy and appreciate where I live!

Beaches and Bars
Where are the great Kauai beaches with bars? A common question I have received from those headed to Kauai for vacation…
Well, Kauai may not quite have what you are looking for…
Not that we are against drinking or anything, but some of the best beaches on the island are remote with limited access to civilization (i.e. food, shopping, and bars).
If bars are your priority, you may miss out on some of the best places Garden Island has to offer!
Being that I am not adverse to the tropical beach and drinking vacation…here are my suggestions:
Option 1. Select a beach near a hotel or close to a town. Here are your best bets for beaches and bars:
Kalapaki Bay, Lihue ~ adjacent to Duke's Barefoot Bar & Kauai Marriott Beach Club Resort and Hotel; and a short stroll to JJs broiler
Shipwreck's, Poipu ~ adjacent to the Hyatt
Poipu Beach Park & Brenneke's Beach, Poipu ~ across the street to Brenneke's, adjacent to the Marriott Waiohai and further down Poipu Beach you can access the Sheraton
Puu Poa Beach, Princeville ~ adjacent to the Westin Princeville Hotel
These are the only beaches I can think of that have bars and beverages nearby. Alternatively, Hanalei Bay beaches are about 2 - 3 blocks away from the heart of town, just a quick drive or short walk to plenty of places to eat, drink and shop.
If you discover a great beach bar, let me know as I am happy to add it to the list!
Option 2 (recommended) buy or borrow a cooler and tote your own drinks so you don't miss out on some of the best beaches!
Wishing you a wonderful (and safe) vacation on the Garden Island!

Snorkel Kauai
Aloha!
Another great day on Kauai ~ sunny with a hint of clouds and temperatures in the mid to high 80s ~ absolutely joyous!
In an effort to answer the most common Kauai Beach questions, I thought today that I would talk about snorkeling on Kauai.
Though I am not a snorkeler… through the Coconut Wireless (aka talk on the streets of Kauai), various guidebooks, and the internet I believe the best snorkeling spots are:
Tunnels Beach and Ke'e Beach on the North Shore
Poipu Beach Park on the South Shore
Lydgate Beach Park on the East Side
Salt Pond to the West
There are also boat tours that offer snorkeling from many resources starting out at Port Allen. Try Holoholo Charters, one of my personal favorite trips is along the Napali Coastline ~ departs at dawn, but well worth the alarm clock.
Check them out and let me know what you think!
It’s a great day every day on Kauai.

It's a great day!
Aloha!
It’s a great and exciting day! I just went to dinner at the Hanalei Dolphin (highly recommended restaurant on the North Shore) and met a wonderful couple ~ Judy and Bill. We got to chatting and it turns out they knew about 30 beaches in 30 days because the people who sat behind them on their flight were talking about it!
Thanks to everyone who has been following and for spreading the word. I hope that my blog/Facebook/twitter posts are helping you see, experience, and enjoy our Garden Island.
Though I did get to 30 beaches in 30 days, I haven't finish blogging about all of them ~ so stay tuned as there are more delightful beaches, directions, and tips to come!
Thanks again for tuning in, it is an honor to live on this island and to share its beauty.

What's a Short Sale
What's a short sale?
A short sale is when an owner is selling a home for which their current loan balance (pay off amount) exceeds the current market value of the property. Occasionally, though not kindly, referred to as being "upside down" or "under water" ~ i.e. owing more than it is "worth".
Generally an owner would opt for a short sale when they can no longer afford the mortgage payment and re-financing and/or loan modification (reducing payments via the lender) are not an option. Though there are other reasons an owner may have to sell (for example to relocate for a job or personal reasons), so refinancing or modifying the loan would not work for their circumstances. Regardless of the circumstances, a short sale can only be completed with the lenders consent and all sales are subject to lender's terms and conditions.
The advantages to a seller considering a short sale:
· Avoiding foreclosure
· Potentially preserving their credit report as, in theory, delinquent payments to the lender and a completed short sale will appear "less worse" than a foreclosure (*not guaranteed as it does depend on how it is reported by the lender to the credit report companies)
· Potentially avoiding a deficiency judgment (lender pursuing the seller for the remaining balance of the loan: the difference between the loan balance and the net sales proceeds to the lender). This varies amongst lenders, but lenders may pursue a deficiency judgment with both a foreclosure and a short sale, and some will waive the right to a deficiency judgment in the short sale acceptance/approval terms and conditions. *Of note, some states do not permit deficiency judgments or limit the amount that may be pursued.
Why would lenders agree to this?
· Since the owner is no longer paying the mortgage (in most cases), the loan is not bringing the lender any income (aka it has become a non-performing asset), permitting a short sale results in a lender losing less money in the long run
· The foreclosure process can be costly and slow and the value of the property may continue to go down. In addition, once the property is foreclosed on, the bank then has to spend time and money on it (maintenance, other carrying costs, commissions on the sale, and the costs associated with the sale)

***All owners/sellers and buyers in a short sale transaction should be aware that short sales can have legal, financial, tax and credit consequences and are advised to seek professional advice from an attorney, accountant, and tax professionals prior to entering into a short sale.
